Actually, it sleeps 14. If just 10 people stayed overnight for 3 nights (checked for MLK weekend) it's less than $125 pp for three nights total. At under $50/night for this property I call it fairly cheap.
But, I also still like the CFG idea, and Screen Gems would be cool, too!

Right, it's cheap per night per person for that kind of property. It's a good value. But the total bill is still significant - some folks may simply not be willing to pay $100+ for WilmMicroCon, which is what I meant by "very expensive".

I would lean towards the Airbnb. I don't mind that it would be at Carolina Beach or Fort Fisher or Topsail or Figure 8 or anywhere. It would certainly feel more like a weekend of gaming, rather than meeting at Cape Fear where we often game already.
That place looks cool. Maybe one of the bedrooms becomes an RPG room, while the other rooms have more of those long games? The main room for more conventional board games? We will probably have to bring some tables, too.
Committing to a date becomes the next part if everyone is in for the cost of this.

I'm all for this. And would love to do it. Heck if we did the beach Emma would come and we could actually rope her into a board game or too.

One of the advantages of a big place like this is that there should be plenty of room to run multiple events simultaneously - like a real Con! I've got four 3'x6' folding tables and some folding chairs I can bring.
